Yee Group’s team has recently completed comprehensive electrical works that have updated and repaired air-conditioning and complementary office systems in Building 3 on City West Business Park, in the centre of Leeds.
“Our extensive works at Building 3 involve ongoing service and maintenance of the air conditioning, fire alarms, fire extinguishers, emergency, exterior and interior lighting, water hygiene and dry riser testing, all delivered in a single package”, said Yee Group MD, Simon Chapman.
Working with leading Birmingham-based Orbit Property Management, Yee Group undertook works in the first phase of its three-year contract to maintain all the key services in the three-storey mixed office property.
“The concept of a single point of supply is very attractive to property managers who benefit from the operational efficiencies and fast response it affords”, continued Simon Chapman.
“It also shifts the responsibility for scheduling planned maintenance over to the contractor and since they also keep the equipment up to date with the latest
legislation there are tangible time saving, organisational and compliance benefits to be gained”.
Yee Group was able to make the roof-top Trane 60kW air conditioning system, fully compliant with the latest legislation. The contractor used energy efficient and more environmentally friendly refrigeration gas R404A in place of the banned gas R22.
While single-point outsourcing of works offers significant contributions in terms of peace of mind and value for money for the building’s facilities management, the resultant thermal comfort created can have a positive effect on productivity among the staff occupying the building.
